iPhone Marketing Tips For Real Estate Agents

The only reason why I decided to buy iPhone at first place was that I noticed how my clients used its applications for search of Real Estate information while we were touring the houses.That was a shame that I knew nothing about it and was not able to share their experience or give some advice on better use of it.

So - as I like to be where my clients are - I buy my first iPhone and immediately fall in love with it.

Excellent maps, very good GPS help us plan and navigate our showings seamlessly.

Built-in compass helps answer the questions "Does this house face East or what?"

Very convenient contact system and calendar help organize our appointments and contacts.

Safari Web browser is very decent and  works wherever 3G connection or Wi-Fi is (almost everywhere).

E-mails are easily accessible.

Instant access to Facebook, Skype and Twitter keeps you connected with your clients and sphere of influence.

That all is great but better news is that iPhone is a real treasure for the marketer on the go!

It has a very decent built-in photo camera. And you can immediately share your pictures via e-mails, Facebook or Twitpic Poster. All these applications are free and very easy to use.

Thanks to my iPhone I start fighting my video-phobia. First time I experimented with my iPhone video at one of my Open Houses in South Euclid. When it's a low traffic at your Open House, why don't you try to invite more people via short video? So, I shoot a minute of a video and post it on Facebook. It would be even better to post it on YouTube but I had no time to learn how to do it at that time as new visitors stopped by and I decided to try it later.

Here is another sample of a short video of a very good house in Pepper Pike listed by Local-n-Global Realty. It's very amateur but, please be kind not to nail me down for unprofessional video shooting. I am the Real Estate broker, not a videographer after all :) !

The whole idea is that you can do any video in few minutes, post it on YouTube, use right tags and description and publish it on any site or blog using embed code. Very easy, very mobile and very effective way to promote your listings!

Wallpaper Woes

Home decoration magazines start telling that wallpaper is back again. It's kind of  a new treng in  home design. However, many buyers get resisted to idea of removing wallpapers. Many houses sit on the market because of wallpaper.

The blog post below is one great piece of advice to home sellers. 

Think about it! Potential buyers have even more objections against removing YOUR wallpaper than you do.

Whenever I am working with a home seller, and the home has a lot of wallpaper, I usually recommend that they remove it prior to the first day that it is listed.  When I bring this up, I am usually greeted with a great deal of resistance.  Here are a few reasons that I have heard for not removing wallpaper:

1.  The wallpaper has a story behind it...it brings back happy memories for the sellers. They remember the pains they went through to pick the perfect pattern that would go with all of their furniture and decorations.  

2.  They paid a LOT of money for that perfect wallpaper!

3.  It is too much of a pain to remove.  Removing wallpaper does require the application of chemicals or steaming the paper off of the walls.  And after the paper is removed, the walls underneath may need to be patched and touched up in order to restore a smooth finish.

However, kind seller, please remember that wallpaper is an extremely personal choice.  This fact is demonstrated by the myriad of selections whenever you go into a home decor store. There are thousands and thousands of choices out there to match the unique tastes and preferences of the homeowner.

So my question is this:  Do you want to limit your buyer pool to that one buyer who loves the wallpaper as much as you do?  Of course you don't.  When you put your house on the market, you must market to the broadest audience possible.  I am not trying to be difficult, I just want what you want:  To SELL your house.

It's an exciting time of year for many families who chose to move to Orange School District. School will start very soon, and kids and their parents will benefit from one of the most brilliant educational systems in Ohio.

New residents of Pepper Pike, Orange, Hunting Valley and Moreland Hills are getting themselves prepared to meeting with teachers and staff of Orange Schools. Orange is famous for its warm reception of new families!

I remember how almost 12 years ago our family relocated to Moreland Hills. We were thrilled with all the attention, care and incredible professionalism of Orange teachers and staff. Being recent immigrants, our boys received excellent English as Second Language classes. I am so grateful to parents of O students  who volunteered their time and love to teach our younger son English, too!

I can't find right words of gratitude and appreciation for all people in Orange schools who cared about our older son when he got his cancer treatment and needed so much of special attention. Thank you, thank you, thank you! God bless all of you!

Wonderful community, excellent academic opportunities, programs for kids with special needs, endless possibilities for gifted children, creative arts, technology, athletics - everything is open and available for families who live in Orange School district.

I know how many people feel fustrated by seeing Real Estate listings without the pictures. I don't blame those buyers who merely skip the listings without the photos.

I honestly can not understand why the sellers don't fire the agents who did not bother to stop by at the house and take few nie pictures of the home and the neighborhood.

Hopefully, this post by Lenn Harley will help few more agents to realize how important the good pictures are.

HAVE YOU EVER BEEN THERE???  Are you writing about what you know or did you throw darts on a map to select an area about which to write today???  If you've visited the community, town, restaurant, etc. about which you posted those 1,000 words, didn't you shoot at least one photo???  If you did, WHERE IS IT???

The variety of photos and their use is endless.  You don't have to be concerned about copyright if you shot the photos yourself.  I keep a selection of photos for instant use on a photo storage site I put up just for this purpose.

The variety of photos and their use is endless. 

KEEP YOUR CAMERA HANDY and take photos of interesting scenes as you go through your day.  Save them on your hard drive or store them in one of the online photo sites like photobucket.com.  Take the photos in the lowest digital exposure possible for your camera and if you need to resize, use one of the online services like Lunapic.com.

By having a collection of photos handy, you can quickly add them to your posts.  This will add color, visual interestLenn, emphasis, humor, etc. to your posts.  If you're posting about a subdivision, include a photo of a home and not just the entrance.  Folks don't live in the entrance.

For fun images like the example to the right, have a friend take a photo with a light background, go to Lunapic.com and convert the image to a transparancy and you have fun images of yourself to add fun to your ActiveRain blog posts.  Remember to tag our photos.  Google doesn't read images but it reads and indexes tags.

Use your imagination.  Folks are far more likely to read a blog post if it contains some image(s).

Listing Presentation - What's In It For Me, The Home Seller?

Giving listing presentations to Cleveland home sellers is one of my favorite and one of the most rewarding activities in Real Estate.

One of the most important and challenging parts of any listing presentation is to answer the main question: What's In It For Me, The Home Seller?  What's in all your cool technologies for me, dear agent? What's in all your Internet advertising for me? What's in your company's Big Name for me? How shall I benefit from all your efforts?

Home sellers are better hiring the Real Estate agent only if all these questions are addressed and answered during the listing presentation.

For Real Estate professionals, there are few major goals to be achieved during the winning listing presentation:

  • Understand the home owners' objectives, needs and goals
  • If the home sellers' goal is to move, then define the desired time frame for making this move
  • Offer and discuss with the home owners the winning marketing strategy, including the right pricing
  • Discuss and make an agreement on house presentation rules, including showings and Open Houses
  • Set up the communication rules, including frequency and the ways of communication
  • Set up the partnership between the home owners and their agent in successful sale of the house
  • If the home owners' objective is not necessarily to move or if their expectations are unrealistic, BE HONEST and explain in a professional manner that listing the property for sale now may be more harmful than useful.

Most of home sellers interview more than one agent prior to making a decision on whom to hire. There are definitely more than one thing to consider while making this decision. It's the agent's personality, professionalism, knowledge of the market, enthusiasm, experience, ability to present herself, ability to handle objections, compassion, and many more. Well prepared and well performed listing presentation is the best indicator of your agent's professionalism.

As many Real Estate agents do, I've been constantly mastering my presentation to home sellers. We created a simple document for our home sellers to help them understand our high standards and - which is more important - how they, the home sellers, will benefit from our professional work. Should we be more creative to sell all this inventory of Solon homes for sale?

I was doing the Solon Real Estate market absorption rate analysis for one of my clients the other day. Results were not unexpected but still unpleasant. In popular Solon OH we have a many-many months inventory of homes for sale.

What level of creativity is needed from Real Estate agents to sell out all this inventory?

I don't believe that it's all about pricing. Most Solon homes are priced very reasonably considering all the amenities of this great city, excellent school system, and condition of Solon properties.

Most of home buyers in Solon OH have good income, well qualified for mortgage financing, and have good credit history.

I know that excellent Real Estate agents work in Solon area. Maybe, we need just more creativity? Fresh look at the way we market homes? Better attention to core needs of our clients?
