Is the First time home buyers tax credit under-promoted?

Is the First time home buyers tax credit under-promoted?

Being a Real Estate broker in Cleveland OH, I can not tell for sure that First time home buyers tax credit of 2009 has been triggering the sales in our area. We have a very decent sales activity in Greater Cleveland, however many of the first time home buyers made their decision based on their needs and ability to buy, not on availability of $8,000 (or 10 % of purchase price).

I still think that it was not enough promotion of this tax credit to potential buyers.  Just compare Cash for Clunkers campaign and First time home buyers tax credit. Have you seen on TV any home buyers tax credit advertising? Have you seen testimonials from happy new homeowners who have already received this money? Where are all these happy stories?

Is it time to dream or act?       We, the Real Estate professionals, overestimate availability of information about the first time home buyers incentive. We think that if we know a lot about it, it automically makes our clients informed, too.  That is wrong!

People are underinformed and confused about this great incentive! Few of my clients this year got information about this credit from me, not from the government or newspapers, and only after they've actually been involved in home buying process! I keep receiving calls and e-mails from potential home buyers who sincerely think that it's too good to be true and can not believe that it's about real money.

We had few excellent posts here on Active Rain about controversy of the First time home buyers tax credit. Although I agree with the concerns about over-spending by our government and especially regarding the dangers of welfare mentality, I still think that this tax credit can make more good than harm to our economy. The problem is that $8,000 Tax credit has been promoted more among the professional audience than among the potential recipients of this credit.

Sure, we, the REALTORS(R), do a lot to spread the word about its benefits, which sometimes creates a false idea that we are the only ones who are selfishly interested in such incentives.

Working mostly with moving-up clients and with the investors, I personally did not have a privilege this year to help too many first time home buyers. I know for sure out of my little experience that those few clients of mine who have already received money from the government, used this money mostly for home improvement and for making their new homes beautiful. Did tax credit money help to do all these purchases and improvements? The answer is YES!

I agree with those who support the idea not to let the Tax credit expire on November 30, 2009.

Thornbury and Signature of Solon - did we hit the bottom? Short sales and foreclosures lowered the prices in the finest Solon communities.

Market analysis reports peparation and interpretation is important part of our job as Realtors(R). We work hard to present the best interests of our clients who buy or sell houses in Solon, Twinsburg, Pepper Pike, Aurora and other suburbs of Greater Cleveland.

That's not a big secret that owners of Solon homes located in Thornbury, Signature of Solon, Chagrin Highlands lost a lot of equity due to high rate of foreclosures and short sales of the houses built after 2000. Sad for the sellers, this situation create an incredible opportunity for the buyers of Solon homes. While foreclosed houses may require substantial investments in repairs, short sale may be a real find for the qualified and patient buyers.

Twinsburg Real Estate Market is realistic, solid, balanced - historic sales data proves it

Real Estate Sales statistics is one of the most powerful tools good Real Estate agents use. Thanks to strict rules and members' being mostly responsible, we have a real solid data in our local MLS data base.

About a year ago I published the historic sales statistics for few Greater Cleveland suburbs: Twinsburg, Mayfield Heights and Solon. As we have sales data for the whole year of 2008 now, it's interesting to see how these great cities were doing. 

Let's start from Twinsburg Real Estate. Was 2008 a real bad year for  this young, dynamic, growing city?

Twinsburg Real Estate sales in 1997-2008

Yes, number of units sold sales dropped in 2008 in comparison with 2007 about 25 %. However, statistics for the whole Summit County is much worse. According to data provided by NORMLS and Realist tax data services, Summit County lost about 35 % of sales in 2008 comparing to 2007. Twinsburg is still very popular city and desirable destination for many young professionals, families with children and retirees. Twinsburg Schools system is doing great.

Let's look at it from another angle. Average Sold price was relatively stable for Twinsburg during last five years. Buyers paid respectable $210,341 for the average home in Twinsburg in 2008, which is about 7 % lower than in 2007. Average sold price for Summit County  was $130,500 for single family residence and $130,000 for condominium. However, it's more relevant to compare sold prices in Twinsburg and in its neighbor Solon.

Solon's statistics is great in terms of units sold. Buyers of homes in Solon purchased 262 units in 2008 in comparison with 245 in 2007. However, average sold price was $326,776 in 2008 while it was $368,829 in 2007. Impressive almost 13 % loss.

The only sector of Twinsburg Real Estate which is losing its positions is Condominium sales. Condo prices dropped from $172,587 in 2004 to $144,427 in 2008. Buyers paid $160,132 for average condo in Twinsburg in 2007. Unfortunately, condominiums in Greater Cleveland are keeping to be the biggest losers. 

Market for single family homes in Twinsburg, especially for houses built in 1995 and later is still very stable and good. 67 single family homes built in 1995 and later were purchased in 2008 for average price of $284,861 which is slightly lower than in 2007. Just look at the data for the similar houses sold in previous years:

2004 - $300,822; 88 houses sold

2005 - $289,000; 74 houses sold

2006 - $303,550; 75 houses sold

2007 - $306,028; 78 houses sold

2008 - $284,861; 67 houses sold.

As we see pretty high buyers' activity in Twinsburg in January of 2009, I think this year promises to be not bad at all.

Honor-bound homeownership - an extinct custom or the feature of Great America?

Ten years and three days ago the airplane with my family landed in Chicago's O'Hare airport. We entered the United States with eyes wide open, open minds and desire to explore and absorb the American spirit. We came here from Moscow - the capital city of Russia, former USSR. We were neither too young, nor naive. We lived under Communists, we enjoyed the freedom of the first years of romantic post-Soviet capitalism followed by not-that-enjoyful power of bureaucratic state oligarchy. We believed in America. We still do.

I earned my Real Estate sales license in less than a year after arrival to the United States. My choice was clear: we needed to explore and understand the core rules of American life. The core was in the homeownership - genuine American Dream.

I was always fortunate to meet right people in my life. My new American friends and colleagues were all the right people. My neighbors Jean and John welcomed us to our first neighborhood (we still live on the same street). Annual neighborhood parties held on the third Sunday of August by friendly neighbors. Beauty and magic of Holiday decoration created by regular people not because the City officials demand it (like it was back in Russia) but solely because of love and joy.

My first office and my first broker - amazing Barbara Antonelli who taught me the REALTORS' Basics and encouraged my creativity. Patience of my first clients who appreciated my enthusiasm, professional habits and ability to learn  while suffering from my not so perfect English. Thanks to all of them, I made it to become a Millionaire Club member that year.

I remember very well that many of MLS descriptions said: Pride of homeownership! Pleasure to show! It was then - in Before-the Crisis life. It was custom to be proud homeowner. It paid well to be proud homeowner.

Not now. Few days ago Liz Pulliam Weston from MSN Money published the article Is your home worth keeping. Normal for today's crazy world article with "sound" advice on how to not only abandon your American Dream but also capitalize on this!

Author writes: "I was furious the first time I read about homeowners living for free while their lenders foreclosed, a process that can take up to a year. It seemed dishonorable to stay in a home you weren't paying for. But again, in purely financial terms, it made sense, since people could save up the money they had been spending on mortgage payments, property taxes and insurance."

How come that "purely financial terms" are overcoming pride, honor, dreams? How's come that Big Brothers - whoever they are - banks, Wall Street rulers, or government,  started encouraging people to take unreasonable loans against artificially overappraised properties while easing the process of bankpupcy. How it became possible to allow lending to these bankrupts in 24 months (!) after bankrupcy discharge?

What's behind the banks' decision to allow the short sales mostly on the properties with delinquent payments? What about one of the "Stimulus" gems - right to restructure the loan ONLY if you are 3 months late on payments? Looks like more and more people are asking the same question: Are we idiots to make mortgage payments? See how many benefits and help come to those who don't make it. The whole system works to assist those who don't pay! 

Happily for this great country, not everyone is thinking "in purely financial terms."

I do believe in America! I am blessed to know and work for many, many people who are proud to be responsible, honor-bound homeowners. I do believe that honor and pride are not extinct, not even eroded despite the efforts of those who used to think and act "in purely financial terms".
