Karen Anne - we need this luck!

We are having a neighborhood Open House tomorrow. Three great listings happened to be in the same neighborhood, so we decide to hold them Open at the same time. Buyers are lucky to have such a choice of different very good houses in the same great neighborhood!

Svetlana:  To distinguish your listing from the others... I might suggest that you talk to the seller... and agree to take whatever amount the seller MIGHT come down if they had an offer... and advertise that same amount as what the seller will pay in buyer's closing costs.  Like... "Seller to Pay up to $10,000 in Buyer's closing costs."  Coming down that amount saves the buyer only $65 a month in payment.  Having the seller pay $10,000 in the buyer's closing costs... saves the buyer $10,000 in UP FRONT CASH.  It has worked very well for me.  :)
