If you own the real estate in Cuyahoga County you probably received your Property Evaluation mailer from Cuyahoga County Auditor. Even if you did not receive it or if you did not pay attention to this mailer, there is still a chance to request a change or make a complaint regarding your house value. That will be informal complaint, as time for formal complaint with Cuyahoga County Board of Revision is between December and March 31st . 

Deadline for informal complaints about property value or description of the property is September 15, 2009. You can call 216-442-4663 or go to the Cuyahoga County Auditor's web site.

Cuyahoga County re-assess the real property value every six years. Last assessment was done in 2006 when we had the record high sales prices in Greater Cleveland. This year  update is based on sales of Real Estate in Cuyahoga County. Please review your property information and updated value carefully. Sales statistics show that prices declined since 2006 almost everywhere in Cuyahoga County. It's a big chance that you can lower your Real Estate property taxes by simply making  complaint about it!

When assessments go down only 3 things can happen. Either services are cut, millage goes up, or a combinatio of the two.

John - I totally agree with you. We, homeowners, want our communities to be decently cared and thus we pay our taxes.

However 2006 assessment in Cuyahoga County in many cases was unreasonably based on artificially inflated property value. Fraudulent activity of few groups of people who "sold" properties for inflated prices to "straw" buyers, also contributed to increased property taxes.  If this is the case, that would be reasonable for home owners to contest the property value and request update on property taxes based on TRUE sales.

Karen Anne - so many people are confused with situation when property value is going down while property taxes are going up. If there is any mistake or wrong valuation, homeowners have a right to contest it. I am very glad that we can offer our assistance to the public in this important Real Estate matter.
